Sale Boards
We understand that the ‘FOR SALE’ board still proves itself as a strategic way of advertising your home. It generates interest through word of mouth from neighbours and passers-by to potential buyers.
Social Media
In today’s modern digital world, we are very active on social media platforms Facebook and Instagram.
Accompanied Viewings
Business owner Andrew Simmonds will accompany all viewings around your property giving viewers the best and most informed experience around your home.
Offers
When an offer is submitted we will guide you through every step of the process. We will clarify the chain details if any and request financial proof that the purchase is achievable. We will negotiate to achieve the best possible price for you.
Accepting an Offer
When an offer is accepted, we will suggest our recommended solicitors to act on your behalf and notify the buyers solicitor of all the relevant details.
Keeping You Informed
Once solicitors are instructed one of the team will regularly report to you with updates on your sale. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority searches. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard procedure, and of course required throughout the whole chain.
Exchange of Contracts
When both solicitors are ready and all involved have agreed a mutual completion date, your solicitor will request relevant fees and deposits to be held on account in preparation of exchange of contracts. When this happens, we will contact you and confirm the completion date and offer further advice recommending removal companies etc.
Completion Day
From having your offer accepted or agreeing the sale of you own property, there is likely to be between 8 & 14 weeks in between. If you are selling with us, we request that you deliver your keys to our office when your removal company have packed your items in their vehicles and have finished. If you are buying with us, we will contact you once we have received notification from the vendors solicitor giving authority to release keys – you are then welcome to call into our office to collect the keys to your new home.

Choosing the Correct Tenant
All prospective tenants will undergo the strictest of selection criteria which includes an independent referencing company for credit and financial checks, employer’s references, previous landlord references, identity checks for proof of residency. Only once these checks are satisfactory, can we then recommend the tenants to you.
