What do you do for me?
We will register your criteria and talk you through all suitable properties, accompanying you on as many viewings as it takes to find the right home for you.
What are the costs involved?
The financial requirements of renting a property are as follows:
£75 holding fee, which reserves the property for up to 2 tenants and 1 guarantor during the referencing process. This is fully refundable upon commencing your tenancy however an additional fee will be required where further referencing has been requested.
One month’s rent in advance
A damages deposit (usually the equivalent of one months rent) to be held by the Deposit Protection Scheme
This fee covers all costs relating to the referencing; preparation and execution of the Tenancy Agreement; inventories (where applicable) and paperwork relating to standing orders and utility companies.
How long will I live there?
This is a decision to be made between you and the Landlord following successful referencing, but as a minimum an Assured Shorthold Tenancy will be 6 months.
What if I want to stay 6 more months?
We will contact the Landlord 2 months before the end of your tenancy and if you both want to continue your agreement, we can offer to complete all relevant paperwork to as further 6 more months (or more) at the property. The administration charge for this service is £40+VAT
What if I want to move on after 6 months?
We will contact you 2 months before the end of your tenancy to ascertain whether you would like to stay on at the property or not. If for any reason you would like to find somewhere else, we will assist you in any way we can to find you somewhere new.
What paperwork is there?
If you decide on a property you like, we will require Photo ID and a current utility bill (not mobile) for all parties (including guarantors) for Anti-Money Laundering purposes. We also have a short form for you to fill in which will require Employment, Bank and Address details.
